Step 1: Choose Your Property

Step 2: Legal Checks and Due Diligence

Comprehensive legal checks are performed on your chosen property. This includes title deed verification, zoning status check, investigation of any mortgages or liens on the property, and building permit verification. Our legal team supports you throughout this process.

Step 3: Obtain a Turkish Tax Number

A Turkish tax number is required to purchase property in Turkey. You can obtain this number free of charge on the same day by applying at the local tax office with your passport. Our team assists you with this process.

Step 4: Open a Turkish Bank Account

You will need to open a Turkish bank account for the property purchase transaction. You can easily open an account with your passport and tax number. This account will be used for transferring the sale price and paying utility bills.

Step 5: Sign the Sales Contract

A sales contract is prepared between the buyer and seller. The contract includes property details, sale price, payment plan, and obligations of both parties. Typically, a deposit of 10-30% of the sale price is paid at this stage.

Step 6: Property Appraisal Report

A government-authorized appraisal company prepares an independent valuation report to determine the market value of the property. This report is mandatory for title deed transfer and is usually completed within 2-3 business days.

Step 7: Military Clearance (If Required)

Military clearance may be required for foreign buyers in certain areas. This process typically takes a few weeks; however, in popular areas like Alanya, it is no longer required for most properties. Our team checks your property's status in advance.

Step 8: Title Deed Transfer (Tapu)

Once all documents are complete, the official transfer takes place at the Land Registry Office. The title deed is registered in the buyer's name in the presence of a sworn translator. This process is usually completed within one day.

Step 9: Utility Connections

After the title deed transfer, utility subscriptions such as electricity, water, natural gas, and internet need to be transferred to your name. Mandatory earthquake insurance (DASK) must also be obtained. Our team assists with all these procedures.

Step 10: Residence Permit (Optional)

Foreign property owners in Turkey can apply for a short-term residence permit. This permit is typically granted for 1-2 years and is renewable. Purchasing property above a certain value may also qualify you to apply for Turkish citizenship.
