Foreign nationals looking to buy property in Turkey need to prepare the following documents. At Alanya Ortak Kuruluş Real Estate, we assist you throughout the entire paperwork process.
1. Valid Passport
A valid passport is the fundamental requirement for purchasing property in Turkey. A notarized Turkish translation of your passport is also required. Ensure your passport remains valid throughout the purchase process.
2. Turkish Tax Number
A Turkish tax number is required for any financial transactions. You can obtain one free of charge on the same day by applying at the local tax office with your passport.
3. Passport-Size Photographs
Biometric passport-size photographs are required for the title deed transfer and other official procedures. Typically, 2 photographs are sufficient. You can also have your photos taken in Turkey.
4. Property Appraisal Report
This report, obtained from government-authorized appraisal companies, determines the actual market value of the property. It has been mandatory for all foreign buyers since 2019. The report is typically prepared within 2-3 business days.
5. Military Clearance Certificate
Military security clearance may be required in certain areas. In popular tourist regions like Alanya, this clearance is no longer required for most properties. Where required, the process may take a few weeks.
6. DASK (Compulsory Earthquake Insurance)
Compulsory earthquake insurance (DASK) is mandatory for all residential properties in Turkey. This insurance is a prerequisite for title deed transfer and must be renewed annually.
7. Sales Contract
The sales contract signed between buyer and seller includes property details, sale price, payment terms, and obligations of both parties. It is recommended that the contract be prepared in both Turkish and the buyer's language.
8. Power of Attorney (If Required)
If you cannot be present during the title deed transfer, you can authorize the process through a notarized power of attorney. The power of attorney is prepared at a Turkish notary office with translation.
9. Bank Receipt
A bank receipt showing that the sale price was transferred through a Turkish bank is among the required documents for title deed transfer. A foreign currency purchase certificate may also be required.
