When purchasing property in Turkey, there are various additional costs beyond the property price. Below you will find a detailed breakdown of all expenses.
1. Title Deed Fee (4%)
This is the most significant cost paid during the title deed transfer. A title deed fee of 4% of the declared value of the property is paid. Legally, this rate is shared equally between buyer and seller (2% + 2%); however, in practice it is often subject to agreement between the parties.
2. Property Appraisal Fee
A fee of approximately 5,000-10,000 TL is charged for the mandatory appraisal report prepared by authorized appraisal companies. This fee may vary depending on the size and location of the property.
3. Notary and Translation Fees
Fees must be paid for passport translation, power of attorney preparation, and other notary procedures. Translation and notary fees range between 2,000-5,000 TL in total.
4. DASK (Compulsory Earthquake Insurance)
Earthquake insurance, which is mandatory for all residential properties, is paid annually based on the size and location of the property. The average annual cost ranges between 500-2,000 TL.
5. Real Estate Agent Commission

6. Annual Property Tax
Property owners in Turkey are obligated to pay annual property tax. The tax rate for residential properties is 0.2% of the property value in metropolitan areas and 0.1% in other cities. Taxes are paid in two installments per year (May and November).
7. Utility Connection Fees
Connection fees for electricity, water, natural gas, and internet subscriptions vary depending on the property type and location. Total connection fees are generally between 2,000-5,000 TL.
8. Maintenance Fees (HOA/Building Management)
Monthly maintenance fees apply for properties within residential complexes. The fee amount varies depending on the facilities offered by the complex (pool, security, landscaping, etc.) and generally ranges between 500-3,000 TL per month.
Total Cost Summary
